From the contact form: your name and email, which are required, and, if you wish, your phone number, the unit you are interested in and a message. We also record the language you were browsing in, so that we can reply to you in that language.

From the server: the service hosting this site logs the requests it receives, including IP addresses, for as long as security and operation require.

From the Meta Pixel, and only if you allow it: the pages you view on this site, together with your IP address and an identifier stored in your browser. The Cookies and the Meta Pixel section below explains this in detail.

There are no hidden forms and no data is collected by any other means.

The form data is used solely to answer your enquiry about this development and for the sales contact that follows from it. The legal basis is the pre-contractual step you requested by sending the form (Article 6(1)(b) GDPR).

The Meta Pixel data is used to measure and target our advertising. The legal basis is your consent (Article 6(1)(a) GDPR and Article 5(3) of Portuguese Law 41/2004), which you may withdraw at any time.

We do not sell your data and we do not share it with other estate agencies.

Form data is kept for 24 months from the last contact, after which it is deleted. If we enter into a contract with you in the meantime, the statutory retention periods for that relationship apply instead.

The Meta Pixel's _fbp cookie lasts three months in your browser and is renewed as long as you keep visiting us with consent active. What Meta does with the data once it receives it is governed by Meta's own data policy.

We use three service providers to run the website, all processing the data on our behalf and all within the European Union:

• Vercel — website hosting.
• Supabase — the database where enquiries are stored, hosted in Frankfurt, Germany.
• Resend — sending the email alert to our team, with servers in Ireland.

Meta is a different matter: it is not our processor, it also handles the data for its own purposes, and it only comes into play if you let it. See the next section.

What is always there, without asking you. We store two pieces of information in your browser, both necessary for the service and exempt from consent under Article 5(3) of Law 41/2004: the language you chose, so we do not have to ask again, and your answer to this notice, so the question is not repeated on every page. Neither identifies you and neither is sent to us — they stay on your device. Our team's staff area also uses a session cookie, which does not concern you as a visitor.

What only exists if you accept: the Meta Pixel. If you consent to the Marketing category, this site loads the Meta Pixel (identifier 640181084829234), a program from Meta Platforms Ireland Limited, 4 Grand Canal Square, Dublin 2, Ireland. From then on:

• Third-party cookies are placed in your browser, the main one being _fbp, which assigns you a random identifier.
• For every page you view, Meta is sent the address of that page, the page you came from, your IP address, details of your browser and that identifier.
• If you are signed in to Facebook or Instagram, Meta can link this visit to your account.
• We use this to measure the ads we run on Facebook and Instagram and to show you advertising for this development again on those networks.

Without your consent, the pixel is not loaded. It is not loaded and then blocked: it never exists on the page at all, and no request is made to Meta.

For the collection and transmission of this data, we and Meta are joint controllers, under Meta's joint controller agreement. For what Meta does with it afterwards, for its own purposes, Meta answers alone — and you can read about it in Meta's data policy.

How to refuse or change your mind. At any time, and just as easily as you accepted:

When you withdraw consent, we delete the pixel's cookies and reload the page without it. Your choice is stored in your browser — if you clear this site's data, or use another browser or device, we will ask again. Withdrawing consent does not affect the lawfulness of what was collected before.

The map and the video are provided by third parties (OpenStreetMap and YouTube) and are only loaded after you click on them. Until that click, there is no communication with those servers at all. From then on, the third party in question receives your IP address and its own privacy policy applies.

Contact form data does not leave the European Economic Area.

Meta Pixel data, if you allow it, is received by Meta Platforms Ireland Limited, in Ireland, which may transfer it to Meta Platforms, Inc., in the United States. That transfer relies on the European Commission's adequacy decision of 10 July 2023 on the EU–US Data Privacy Framework, under which Meta is certified, supplemented by the Commission's standard contractual clauses.

You may ask us for access to your data, its correction or erasure, restriction of processing, portability, and you may object to us continuing to process it. You may also withdraw the consent given to the Meta Pixel, using the button above or the footer. Just write to geral@ruteferreira.pt.

If you believe we have not respected your rights, you may lodge a complaint with the Comissão Nacional de Proteção de Dados, the Portuguese data protection authority.
